Best virtual staging software in 2026 — the comparison table

There is no single best tool. The right one depends on three things: how many photos you stage a month, whether you want a human or an AI on the image, and whether you are willing to hold a subscription between listings. The table below puts eight tools on one ruler — pricing model, real price, what happens to unused photos, turnaround and furniture removal — using only numbers printed on each company's own site on September 11, 2026.

Cost per photo at three volumes

Subscriptions look cheap per photo and expensive per year if you don't use the quota. Pay-per-photo looks expensive per photo and cheap per year at low volume. Here is the same maths for three kinds of agent, using the prices above:

AgentPhotos / yearCheapest subscription (used fully)Cheapest pay-per-photoHuman editor
Lists 3–4 homes a year~30Virtual Staging AI Basic: $192 / yr for 72 photos — 42 unusedVirtuallyStage $99 (30 photos)
StageHQ $39 (100 photos)
BoxBrownie $900
Styldod $480
Lists 1–2 homes a month~120Virtual Staging AI Standard: $228 / yr for 240 — 120 unusedVirtuallyStage $399 (140 photos, 20 carry over)
StageHQ $69 (250)
BoxBrownie $3,600
Styldod $1,920
Team, 60+ photos a month~720Virtual Staging AI Professional: $468 / yr ($0.65 each)StageHQ 3 × $69 = $207
VirtuallyStage 2 × $999 = $1,998 (800 photos, 80 carry over)
BoxBrownie $21,600

Read it plainly: at team volume, a subscription or StageHQ's packs are cheapest per photo. At a few listings a year, anything that expires monthly costs you the photos you never used. VirtuallyStage is not the cheapest per photo — StageHQ is — it is the tool where the credit you bought in March is still there in September, with a dedicated removal engine and up to 20 versions of each photo included.

This isn't about credits or who's cheapest. A buyer's first impression is the photos. If a room looks fake, they scroll past and never see anything else you wrote. You're paying for photos that look real, present the home at its best, and give buyers a reason to come see it — that is what sells it. — Ali Annabi, working real estate agent and founder

The three kinds of tool

AI, subscription (Virtual Staging AI, Collov, AI HomeDesign): seconds per photo, lowest price per photo when you use the whole quota every month. Collov prints "photo usage resets each month"; AI HomeDesign rolls unused photos over only on Enterprise and yearly plans.

AI, pay once (VirtuallyStage, StageHQ, Apply Design): buy credits, use them when a listing comes. VirtuallyStage and StageHQ both state credits never expire; Apply Design does not say.

Human editors (BoxBrownie, Styldod): a designer stages each image and sends it back in 24–48 hours for $16–$30 per photo. Still the right call for a luxury listing, an awkward room or hard lighting, where you want a person accountable for the picture.

What VirtuallyStage does that the table can't show

  • Removal runs on its own engine. VirtuallyStage uses a separate model built only for removal, so the house stays the house: the walls, floor, windows, trim and light are the ones in your photo — the engine takes the furniture and clutter out, it does not redraw the room. Brush the object, and the cleared photo is back in about 15 seconds. How it works.
  • Up to 20 versions per photo across 8 styles, included — you pick the look with the seller, not from one render.
  • Built by a licensed agent around what MLS boards actually require: nothing structural is changed, and the download can carry a "Virtually Staged" label. The disclosure rules by state and province are verified from primary sources, not copied from other vendors.
  • Buyable from Canada the same way as from the US — Paddle handles currency and tax at checkout.
