The physical staging figures are yours, not ours — we have not published a “typical” price, because it moves with the city, the size of the home and the stager. Replace the placeholders with a real quote and the comparison becomes a real one.
How much does virtual staging cost per photo?
With VirtuallyStage, $35 for 8 photos — about $4.38 each — which covers one full listing. Larger packs bring it down: $99 for 30 photos is $3.30 each, and $249 for 80 photos is $3.11 each. There is no subscription and the credits never expire, so a photo bought today can stage a listing six months from now. Furniture removal is included in every pack.
Across the wider market, AI virtual staging runs roughly $0.50 to $7 a photo, and human-edited services generally charge $10 to $30+ a photo with a 24 to 48 hour turnaround.
How does that compare to physical staging?
Physical staging is priced completely differently, and that is the thing most comparisons blur. It is not one fee. It is typically a consultation, an initial staging fee, a monthly furniture rental for as long as the home is listed, and a pickup charge at the end. The monthly part is what makes it unpredictable: a listing that takes four months to sell costs materially more than the quote implied.
Virtual staging has no monthly component at all. You buy photos once. That is the structural difference, and it matters more than any single price.
We deliberately do not publish a “typical” physical staging price. Quotes swing hard with the city, the size of the home, and the stager, and a made-up average would only make our own number look better. Use the real quote.
When is physical staging the better choice?
- The buyer walks in. Virtual staging only changes the photo. The room is still empty at the showing, and an empty room feels smaller and colder than the pictures promised. Physical staging fixes the actual visit.
- High-end listings where the in-person experience is the whole pitch, and the staging budget is small next to the commission.
- Rooms with an awkward shape that buyers cannot read without real furniture standing in them.
Virtual staging is the better fit when the job is to win the click — on the MLS feed, on Realtor.ca, on Zillow — and when the seller cannot or will not fund a full physical stage. Plenty of agents use both: virtual for the online gallery, a light physical touch for the showing.
Do I have to disclose that photos were virtually staged?
It depends where you list, and the answer is genuinely different from province to province. Quebec prescribes the exact wording. Alberta and PEI require disclosure in the public remarks. Ontario — the largest market in Canada — has an AI image rule but no disclosure requirement at all; accuracy is the only test. In the US, California is the only state with a virtual-staging statute.
