Nothing on staging in the statute or the regulation. Manitoba's one document specifically about online listing content dates from 2010 and says nothing about photographs at all. There is one loose end I'm being upfront about — see the gaps.

What you're actually bound by

Section 37(1) of The Real Estate Services Act: no false or deceptive statement, and no false or deceptive information, in an advertisement respecting a trade in real estate. Note it covers "information" as well as "statements," which reaches a little further than some provinces.

The advertising provision

A registrant must not (a) make, or permit another person to make, a false or deceptive statement; or (b) include, or permit another person to include, false or deceptive information; in an advertisement respecting a trade in real estate.

What I couldn't verify

  • · MFSA published a notice titled "Advertising under The Real Estate Services Act" on 9 October 2025. It is a scanned, image-based PDF that could not be read. It is the most likely place a Manitoba photo rule would live, and this entry should be treated as provisional until someone opens it.
  • · Winnipeg Regional Real Estate Board MLS rules are member-only.
