Virtual staging rules in Yukon
Yukon has no rule about misleading real estate advertising at all — not about photos, not about anything. Its advertising section requires you to identify yourself as the agent and stops there. The licensing regulations contain no advertising, misrepresentation, false, misleading, photograph, or image provision.
What you're actually bound by
Nothing specific to real estate advertising accuracy. The federal Competition Act still applies to everyone, everywhere in Canada — that is the operative constraint in Yukon.
The actual text
Quoted verbatim. Anything marked regulator guidance is the regulator's stated interpretation rather than a binding section.
The advertising section — identification only
When advertising to purchase, sell, exchange, or lease any real estate whatsoever, a licensed person shall clearly indicate (a) that they are the party advertising; and (b) that they are a licensed person.

What I couldn't verify
- · Section wording was read through an extraction layer. Confirm against the PDF before quoting.
- · No code of conduct or advertising guidance is published on the Yukon licensing pages.
These stay listed until they're closed. If you have access to a document above, I'd genuinely like a copy — get in touch.
Yukon questions
Does Yukon regulate misleading real estate advertising?
No — not about photographs, and not about anything else. Yukon's advertising section requires a licensed person to identify themselves as the party advertising and stops there. The licensing regulations contain no advertising, misrepresentation, false, misleading, photograph, or image provision at all.
So is anything stopping a misleading listing photo in Yukon?
The federal Competition Act, which applies everywhere in Canada and prohibits materially false or misleading representations made "by any means whatever," judged on the general impression created. In Yukon that is effectively the operative constraint.
Before you rely on this
This page is information, not legal advice. I'm a licensed REALTOR®, not a lawyer. Every rule below is quoted from a primary source and linked so you can read it yourself — and where a rule doesn't exist, I say so instead of guessing. Rules change, and board MLS rules aren't public, so confirm anything you're relying on with your own board or regulator before you act on it.
