Virtual staging rules in Northwest Territories
The territories are close to a regulatory blank space on this, and NWT is the only one of the three with a misrepresentation provision that could plausibly reach a deceptive photo. There's also legislation in motion that could change this — see the gaps.
What you're actually bound by
Section 18(c) of the Real Estate Agents' Licensing Act, which makes it grounds for licence suspension to publish a misrepresentation respecting a trade. The advertising section (s. 50) is identification only — it tells you to say you're the agent, nothing about accuracy.

- · Bill 41 was approved by committee on 27 May 2026. It renames the Act and gives the Superintendent power to establish a Code of Conduct — which is the vehicle through which NWT photo rules could appear. Status should be re-checked.
